San Diego Chargers New Stadium in Downtown: How It Will Affect the Real Estate Market

The City of San Diego and the Chargers have been considering a 10-acre site east of Petco Park for about a year, saying a stadium could cost $800 million, including a $500 million in public funds. Team officials said in December that a new stadium would almost certainly involve taxpayer money, after almost seven years of saying it wouldn’t.
The new stadium would put people back to work downtown and create jobs. “People need jobs now and when you have the opportunity to do the right thing for the city of San Diego, it should be done” said Adam Zavarian, a local San Diegan. The stadium, which was not mentioned explicitly in the legislation, has not been designed and it could take several years before construction could start. No financial plan has been proposed yet for the 62,000-seat stadium but completion is unlikely before 2015.
With a new state-of the art football stadium in San Diego, there are several positive economic factors. Just as the Dallas Cowboys Stadium did for Jerry Jones, the new stadium in downtown can for San Diego. There is the potential to host a 6th BCS bowl game. The potential of the World Cup returning to the United States and the West Coast, and possibly even a Pro Bowl. These things are all speculation at this point, but they are all major economic factors with potential in the next 10 – 15 years. Not to mention each Superbowl generating somewhere around $300 million in local spending from the event.
What the stadium means for downtown real estate prices:
- The real estate value of parking lots will increase: Anyone with extra parking will be able to charge a premium for spaces during the season.
- New development condominiums can be integrated into the stadium a la The Legends and Petco Park. Hence, condo owners can have “season tickets.” Definitely desirable real estate and the first of its kind.
- The more development in downtown, the more flow of traffic and tourism. Turning San Diego’s Downtown into a New York, Chicago style downtown can only help real estate values. As seen from residential and commercial values in these cities.
- Imagine the economic and monetary benefits of local businesses and hotels for events such as the Super Bowl and World Cup in San Diego. The Average Daily Rates of hotels will increase as commercial property values will soon follow.
- More Vacation Rentals and 2nd Homes will be purchased. Increasing occupancy rates and providing a solid revenue stream for current owners. Thus increasing the price of the overall unit.
Ultimately, the new Chargers Stadium is years away. Yet, one can’t help but think the positive economic benefits of constructing a stadium would bring to the city of San Diego and its residents. Although the new stadium may bring more traffic congestion and air and noise pollution to downtown, the overall positives outweigh the negatives. Carolina Panthers – Past and Present
It was at the later quarter of 1993 that the Carolina Panthers were awarded an NFL expansion franchise. Thousands of people literally celebrated with this good news. Businessman Jerry Richardson, the person who led Carolina’s bid, proclaimed the award to be a dream come true. The dream started way back 1987 when Richardson met other interested parties to discuss the feasibility of entering a multi-city competition for two NFL expansion franchises.
Everything was made official December of the same year. After a year of tedious planning, Hall of Fame Mike McCormack was hired as a consultant for the expansion effort. Selecting the stadium site was the first thing to be done and the site in Uptown Charlotte was chosen. Because of the huge efforts put into the Carolina’s franchise bid, a lot of support was received from then US Senators Jesse Helms and Ernest Hollings as well as Governors Carroll Cambell and Jim Martin. Fans also did their part by demonstrating their support in exhibition games played in 1990 and 1991 respectively.
However, problems arose in 1992 with regards to the ongoing NFL labor situation and the expansion vote was delayed until the fall of 1993. It served as a great news however that on January of the same year, the league and its players reached the seven-year Collective Bargaining Agreement. And during the month of March, the expansion race resumed.
June of the same year, Richardson Sports revealed that it was willing to finance as 72,300 seat stadium. By the start of July, all club seats and luxury boxes were sold out. On October of 1993, NFL owners selected the Carolina Panthers as the 29th NFL franchise and the first expansion team since the year 1976.
The Panthers played their inaugural game during the annual AFC-NFC Hall of Fame Game in Ohio against the Jacksonville Jaguars. Both teams benefited from the exposure and proved themselves ready to compete in the NFL. Ever since then, the Panthers improved continuously and into the NFC championship game in its second season.
In 2003, the Panthers won the NFC championship to earn a spot in the Super Bowl XXXVIII. At present, the Panthers have their hopes high to knockout the Falcon’s hope for the division title. They have conditioned their minds on how badly Atlanta wants to win the game against them so they can take the proper strategy in what can be called as the biggest upset of the year.
The Panthers are eyeing to clinch the NFC division title, just like any other team would but they have a great chance of getting it because of the team that they are. Improvement in defense as well as offense should be done to ensure that they will win the succeeding games. The Panthers are outstanding players with a great coach, they just need to synchronize and get into the same level with one another so that they can play a better game out in the field. Well, let’s wait and see how things go for the Carolina Panthers.

Tampa Bay Buccaneers Tidbits
Those who live in the Miami area may – worried that they will be shunned from restaurants and country clubs – claim to be Dolphins fans, growing fins and living underwater in their spare time. But Miami, like any other city in a state with multiple football teams, likely has its fair share of Tampa Bay fans. Perhaps these folks once lived in Tampa Bay and moved to Miami. Perhaps they grew up watching Tampa Bay or know someone who played for them. Perhaps, they (gasp!) would just rather be a Buccaneer than a Dolphin. For you Tampa Bay fans lingering in the city of Miami, this article is one you’ll likely want to pirate.
Every NFL team has its fair share of history and trivia. But, the Tampa Bay Buccaneers possess some of the most interesting trivia around. Those who disagree will have to walk the plank.
Kings of the South: Tampa Bay is the only team in the NFC South to prevail as Super Bowl Champions. Though Atlanta and Carolina have reached the Super Bowl, they have yet to be victorious. New Orleans, on the other end of the spectrum, is one of a handful of teams to have never made it to the championship.
The Rich Get Richer: The owner of the Buccaneers, Malcolm Glazer, also owns the Manchester United, an England soccer team. The Manchester United is considered the richest sports organization in the entire world.
Oops: The 1976 Buccaneers are the only team in modern day NFL history to lose every single game in a season. Since the NFL went to a sixteen game season, in 1978, several teams have gone 1-15, but no one has gone 0-16. During the 1982 season, which was shortened by a strike, the Baltimore Colts had no victories, but they had one tie to accompany their eight losses.
He could go all the way…but he won’t: The Buccaneers are the only NFL team that has never scored a touchdown on a kickoff return during a regular season game, a feat that has, up till the start of the 2006 season, been done over 1700 times by other teams. The Bucs have, however, scored five touchdowns on kickoff returns during preseason games.
A Pirate’s Curse: No team that has lost a regular season game to Tampa Bay has ever won the Super Bowl. This, because of its years in existence, is known as The Tampa Bay Curse and haunts anyone who falls to the Bucs before season’s end.
The Warm Weather Factor: Until the final regular season game of 2002, in which Tampa Bay defeated the Chicago Bears in Chicago, the Buccaneers had never won a game where the temperature at kickoff was less than 40 degrees Fahrenheit. Before beating the Bears, the Bucs had lost the twenty previous games played in cold weather.
Keeping it Real: Not only did the Bucs not do well in cold weather, but they also didn’t do well playing on artificial grass. They once lost 27 games in a row played on artificial turf in outdoor stadiums. This losing streak spanned 15 years, from the 1980 season to the 1995 season.
Coach Potatoes: Tony Dungy, who recently led the Indianapolis Colts to a Super Bowl victory and served previously as head of the Buccaneers, has seen four people from his Tampa Bay coaching staff make it as head coaches. Herman Edwards, an assistant under Dungy, coaches the Kansas City Chiefs; Rod Marinelli, a defensive coach under Dungy, coaches the Detroit Lions; Mike Tomlin, a defensive coach under Dungy, coaches the Pittsburgh Steelers; and Lovie Smith, a linebackers coach under Dungy, coaches the Chicago Bears. The former Buccaneers coaches met most recently in the 2007 Super Bowl.
Tampa Bay might not be a team full of Super Bowl rings or hall of fame names, but it’s an interesting team nonetheless, and one that some Miami fans can’t help but cheer for…even if done quietly.

The Best Oakland Raiders Quarterback Ever

One of the most popular football teams in the history of the National Football League is the Oakland Raiders. While it is true that the Raiders have suffered through some tough times of late, they continue to have tons of fans from all corners of the country. When it comes to popularity and the sport of football, few players are more popular than the quarterback. So, who then is the best quarterback the Oakland Raiders have ever had?
When analyzing who is the best in any category, there is a great deal of subjectiveness that comes into play. Is the best quarterback the one who has led the team to the most championships? Is the best quarterback the one who has thrown for more touchdowns than anyone else in team history? Or, is the best quarterback the one who has kept the starting position for the most years?
Jim Plunkett was not drafted by the Raiders and failed somewhat as a starter for the New England Patriots and then the San Francisco 49ers before coming to Oakland in the late 1970s and leading the team to two Super Bowl victories.
Rich Gannon only played for the Raiders for six seasons, but in that time he threw for the second most yards in team history with a total of 17,585. That is an average of over 2,900 yards a season. Gannon actually only started at quarterback for the Raiders for four full seasons and in those years he threw for 15,787 yards which is an average of just under 4,000 yards per year. In addition to this, he also averaged almost twenty touchdowns a season and made the pro bowl four times, as well as was named the 2002 NFL MVP.
Only one player has thrown for more touchdowns in an Oakland Raiders uniform than Daryle Lamonica. Lamonica was the first big name quarterback that the Raiders had and he is still held in high regard. As a starting quarterback, Lamonica’s record was 62-16-6. He twice led the AFL in touchdown passes and once led the league in passing yardage. Daryle Lamonica would go on to be named the UPI Player of the Year twice, first in 1967 and then again two years later in 1969.
The best quarterback in Oakland Raiders history though is also one of the most popular players in team history. Ken Stabler has thrown for more yards and touchdowns than any other Oakland Raiders player in history. Nicknamed “The Snake” for his ability to scramble and avoid getting sacked, Stabler would play for the Raiders for ten seasons, seven of them as the primary starting quarterback. He would lead the league in touchdown passes on two occasions, be named the 1974 NFL MVP, play in four Pro Bowls, and lead the Raiders to a Super Bowl victory following the 1976 NFL season.
The Oakland Raiders have long been known as a team that loves to throw the ball. They have fielded some great quarterbacks over the years, and even some of the ones who only had a brief stay with the team like Jeff George, Kerry Collins, Jay Schroeder, Jeff Hostetler, and Steve Beuerlein still managed to put up great passing numbers. The best quarterback of them all though was Kenny “The Snake” Stabler who helped make the Raiders one of the best teams in the National Football Language during the whole decade of the 1970s.
